How It Works

From choosing a package to closing day — the whole process.

Listing flat fee does not mean you are on your own. Here is exactly what happens, in order, once you decide to list with Mink Realty LLC. If anything below is unclear, call me on (270) 719-5346 or email info@minkrealtyllc.com — you will reach Donna Mink, the broker, not a call centre.

  1. Choose your listing package

    Decide which listing package best suits your needs — Gold for MLS exposure only, or Platinum for full realtor assistance through closing. Then follow the instructions to complete the setup.

  2. Order a lock box and your yard sign

    Buy a 4-digit combination lock box (around $30 on Amazon, usually next-day). Enter the code on the MLS input sheet so it can be loaded into the showing system. Order the Mink Realty yard sign and set your cell number on it before ordering — signs take about 8 days to make and ship. MLS rules mean any “For Sale By Owner” sign has to come down once you are listed.

  3. Send in your paperwork and photos

    Once I have your payment, photos, MLS entry, signed listing contract and seller disclosure forms, your home is on the MLS within 24 hours. I email you a DRAFT listing to review — reply to confirm approval or tell me what to change.

  4. Showings are booked through ShowingTime

    When your listing goes live I email you a ShowingTime link so you can download the app. Buyer agents request showings through the system, which texts or emails you the date and time — nothing is missed on a voicemail. You confirm or reject, and the lock box code is released to the agent only after you confirm. Buyers without an agent call (270) 719-5346; that voicemail forwards to you and you show the home yourself.

  5. Collect feedback after every showing

    After each showing a survey is emailed to the showing agent. Their answers come back to you and to Mink Realty. Feedback can take a couple of days, so be patient.

  6. Receive and negotiate offers

    Buyer agents upload offers to the Minkoffers.com dashboard, which emails them to you and me at the same time — no waiting for an offer to be forwarded. In Kentucky you must email back a signed seller agency form for each offer before negotiating. On Gold you negotiate directly with the buyer’s agent; on Platinum I review the offer with you, explain the terms and assist with negotiations. Under the new NAR rules, buyer-agent commission is no longer displayed on the MLS and is normally negotiated inside the purchase agreement — keep that in mind when setting your price.

  7. Go pending

    Once the buyer and seller agree, the buyer’s agent writes the final contract for signature. Send me the executed purchase contract within 24 hours of acceptance so the property can be marked pending in the MLS — that is an MLS rule. In Kentucky, if you are married, both spouses must sign every contract and addendum. It is state law.

  8. Home inspection and repair requests

    The buyer usually orders an inspection within 14 days of acceptance. Their agent sends a repair request, which is forwarded to you. You can agree to the repairs or counter with what you will do — it is all part of the negotiation. The buyer can walk away up until both parties sign off on the repair list; after that neither side can legally back out.

  9. Closing

    Closing normally takes place 30 to 60 days from the contract date. Platinum sellers get a review of the closing documents beforehand.
